3 Essential To-Dos to Help Your Home Sell

It is the time of year when estate agents across the country are preparing for their busiest time. Between February and June are the months that house selling activity is at its peak, and so now is the time that you need to be preparing your home for resale. It feels counter-intuitive to make your house perfect just to move out, but by taking extra care and paying attention to those tasks that you’ve been putting off for eons can pay dividends. Here are three essential things that need to be top of your to-do list.

Curb appeal
The first thing that potential buyers see of your house is the outside. Wrap up warm, and go to the road and view your house from the street. Make a list of the first things that you notice. Does your driveway need weeding? Does your gate need rehanging or even a lick of paint? Tidy up your flower beds, and cut back any dead plants; plant bulbs such as tulips that can withstand late planting to ensure that by spring your garden will be awash with color. One area that usually gets forgotten, and with good reason because it’s a terrible task, is the gutters. Make sure that the gutters are clear of the debris and detritus that can build up over time – having weeds growing out of your gutters immediately gives the impression that your home is unkempt and uncared for. You only have one opportunity to make a first impression, and so it is important that you get it right.
Post-Christmas is the ideal time for a good declutter. You will have to find homes for the gifts that you received, and so it makes sense that you have a clear out of any unused or unwanted possessions that you have. This is an important step to prepare you for moving to a new house too. Spring clean
Your front door is the entrance to your home and should be made to be as welcoming to a visitor as possible. Clean windows will allow for more natural daylight to filter into the home and add to the sense of space. However, even if your viewings are during daylight hours, have your lamps on in rooms that you think appropriate such as the lounge, to provide a sense of welcome to the potential buyers – lamps are so much more forgiving than the main room lights and add to the ambiance of your home.
Preparing your home for sale is hard work, but it is important to do. You want viewers to be able to imagine themselves living in your home, and enjoying it as much as you have. Offering a clutter free and clean property to view will certainly help your prospects of selling swiftly, but the outside to the property is important too, and by spending time creating that perfect first impression will only act advantageously in your mission for a sale.
